YOU SEE THE HOME IT COULD BE. SO DO WE.

Greetings.

Have you toured a home recently that you would love to purchase but feel it needs repairs and/or renovations?

No Problem. Plaza Mortgage Home Services Lending has various programs that allow you to finance the purchase price of the home PLUS the cost of repairs/renovation all in one seamless transaction. Your loan amount is based on the "after-improved" value of the home. With a low down payment you can do almost anything you want:

  • Update the kitchen and bathrooms
  • Install new carpet or flooring
  • Upgrade the electrical, plumbing, or heating and air systems
  • Replace the roof, siding, or windows
  • Finish the basement or add on a deck
  • Make any repair or renovation that makes this house fit your needs!

The Conventional Renovation Mortgage guidelines include:

  • Up to 95% loan-to-value
  • Owner occupied, 2nd homes, and Investors
  • 1-4 unit properties
  • Fixed rates and Adjustable Rates
  • No age restrictions on the property
  • Partially completed homes allowed
  • All work is completed after loan closing
  • Up to 9 months allowed to complete the work, depending on the scope of the project
  • Total renovation costs can not exceed 75% of the after-improved value
  • Luxury items, such as pool, are allowed

To learn more about these great programs, please give me a call.

4.5 BUYER INTEREST RATE - IS COMING!

Happy Holidays!
I have some really great news to share with you regarding the real estate market. . .
Interest rates have dropped dramatically and this presents a great opportunity for buyers that have not yet bought a home to purchase NOW during this perfect time. There are great homes on the market to purchase but with these great interest rates, the supply of homes to purchase will begin to disappear.

For sellers, this is a great time to be sure your home is ready for these new buyers that will be out looking at homes to purchase. The number of homes for sale that are "move in ready" are selling and the number of homes on the market is beginning to drop.

December, January and February will present a "perfect storm" for your real estate needs. I'm sure you'll have questions, so please call me right away.

The Real Estate Market-A real estate agent's point of view.

This is a great opportunity to share with you how the real estate market has affected myself and my team.
As all of you are very aware, the real estate industry has been met with many challenges in the last 12 months. I realize it has been difficult
for sellers to sell their homes. Consequently, our team has worked even harder to make sure we succeed in assisting our buyers and sellers to a successful closing. Having said that, in the months of September and October, we have closed 17 homes.

One of the key points that has been overlooked, is that interest rates remain low and provides a great opportunity to purchase your dream home.

It is not an easy time to sell or buy, but it can be done!

Sincerely,
Edie Waters and The Edie Waters Team
